A green building rating is an outside verdict, not a self-declaration. The body that writes the standard is not the body that certifies against it — so a certificate means the same thing to a tenant, a lender, or an investor wherever it appears. That independence is exactly why it is worth pursuing, and why the path is demanding.

Which standard, when

There is no single "best" certification — only the right fit for a building's type, market, budget, and goals. The system and version are pinned early and shape everything that follows, so choosing well at the outset is where expert judgement pays off.

Your project, investors, or tenants are anchored in European markets, or a portfolio already reports on BREEAM.
WELL	A people-first standard focused on how buildings affect occupant health — air, water, light, comfort.	Staged certification with a performance-verification step.	Occupant wellbeing is a priority; pairs naturally with LEED or BREEAM.
EDGE	An IFC (World Bank Group) standard built to make the business case measurable — and finance-ready.	Pass/fail; ≥20% in energy, water, and embodied energy each; three levels (Certified / Advanced / Zero Carbon).	You want a faster, lower-cost, finance-ready route — especially in emerging markets, where a savings and payback story matters.

Two details worth knowing

LEED is prerequisite-gated. A project with 85 points but one missing prerequisite is not Platinum — it is not certified at all. Energy and Atmosphere is the largest scoring category, so energy modeling and commissioning concentrate the work.
LEED v5 timing is a real decision. For commercial systems, v4 and v4.1 registration closes 30 June 2027 and those projects must certify by the 30 June 2033 sunset; from 1 July 2027, v5 — re-centered on decarbonization, climate resilience, and carbon — is the only version for new commercial registrations.
EDGE is localized. The 20% is measured against a "typical local building" built from local climate, construction practice, and grid — so the same pass mark means a comparable real improvement in Sofia, Cape Town, or Hanoi.
EDGE is finance-ready. As an IFC-backed standard, an EDGE certificate is recognized by banks and development-finance institutions and can support green loans, green bonds, and sustainability-linked finance.

We do not certify your building — independent bodies do (GBCI for LEED; IFC-licensed providers for EDGE; the scheme operators for BREEAM and WELL). Our job is to get you there with the least friction and the strongest case.

Certification & beyond. You earn the certificate; for existing buildings, we can support recertification to keep the claim current.
