Green building certification
We take projects through certification across LEED, BREEAM, WELL, and EDGE — translating rating-system rules into measurable performance and a realistic path to your target level. Software does the document-heavy work; our experts lead every call that needs judgement.
A green building rating is an outside verdict, not a self-declaration. The body that writes the standard is not the body that certifies against it — so a certificate means the same thing to a tenant, a lender, or an investor wherever it appears. That independence is exactly why it is worth pursuing, and why the path is demanding.

systems we work in — LEED, BREEAM, WELL, EDGE — so the recommendation fits the building, not our habit.
There is no single "best" certification — only the right fit for a building's type, market, budget, and goals. The system and version are pinned early and shape everything that follows, so choosing well at the outset is where expert judgement pays off.
| System | What it is | Structure | When it fits |
|---|---|---|---|
| LEED | USGBC's whole-building standard (certified by GBCI) — the most widely used green-building rating system in the world. | Prerequisites + points on a 110-point scale; four levels — Certified 40 / Silver 50 / Gold 60 / Platinum 80+. | You want the globally recognized, broadly applicable credential, with a public, per-credit scorecard anyone can verify. |
| BREEAM | One of the longest-established sustainability assessment methods, widely recognized across the UK and Europe. | Credits-based, rated scale, assessed by independent licensed assessors. | Your project, investors, or tenants are anchored in European markets, or a portfolio already reports on BREEAM. |
| WELL | A people-first standard focused on how buildings affect occupant health — air, water, light, comfort. | Staged certification with a performance-verification step. | Occupant wellbeing is a priority; pairs naturally with LEED or BREEAM. |
| EDGE | An IFC (World Bank Group) standard built to make the business case measurable — and finance-ready. | Pass/fail; ≥20% in energy, water, and embodied energy each; three levels (Certified / Advanced / Zero Carbon). | You want a faster, lower-cost, finance-ready route — especially in emerging markets, where a savings and payback story matters. |
We do not certify your building — independent bodies do (GBCI for LEED; IFC-licensed providers for EDGE; the scheme operators for BREEAM and WELL). Our job is to get you there with the least friction and the strongest case.
A typical engagement, end to end. Software does the structured, document-heavy work; our experts review every output and lead the judgement calls. Every output is a draft until a qualified professional approves it.
The value comes from what a certificate is — an independently verified, recognized, publicly checkable mark of performance. Here is what that buys you.
