Green-building certification readiness checklist.

Most certification cost and delay is decided before you register. These are the questions to settle first — so you choose the right system, target the right level, and avoid expensive surprises.

Before you register

Certification rewards decisions made early. Walk these five questions before you register — if you can answer them with evidence, you're ready.

1 · Goal & rating system

Why are you certifying? Market positioning, an investor or ESG requirement, regulation (EU Taxonomy, EPBD), tenant demand, or operational savings — the reason sets the target.
Which system fits? LEED, BREEAM, WELL, or EDGE. If that's still open, start with our standard-selection guide.
Is a specific level required (e.g. Gold or Platinum) by a stakeholder — or are you optimising for value rather than a label?

2 · Version & scope

Which version? Rating systems evolve — e.g. LEED v4.1 versus the current v5. The version sets the credits and the bar.
Which rating system within the family? For LEED: BD+C (new construction), ID+C (interiors & fit-out), or O+M (existing operations).
What is in the project boundary? Whole building, core & shell, a single tenant fit-out, or a multi-building campus.
New build, major renovation, or existing building in operation? This single answer changes everything downstream.

3 · The credits that set your level

Energy performance — do you have, or can you model, the energy baseline and target? Energy usually decides the level.
Water efficiency — fixtures, sub-metering, and landscape/irrigation strategy.
Materials — can your supply chain provide EPDs, HPDs, and sourcing data on time?
Indoor environmental quality — ventilation rates, daylight, acoustics, low-emitting materials.
Site & location — transit access, density, and ecology (weighs more for BD+C and BREEAM).

4 · Data & documentation

Who owns the project data — drawings, specifications, commissioning records, utility bills — and is it actually accessible?
For existing buildings: do you have at least 12 continuous months of utility data?
Is commissioning covered? A commissioning agent or plan in place, at the right stage.
Can the team evidence as they go? Documentation captured on the timeline is cheap; reconstructed after the fact is expensive.

5 · Timeline, team & budget

When do you need the plaque? A launch, a transaction, or a reporting deadline — work backwards from it.
Registered early enough? Certification tracks the project; late registration means retroactive documentation and risk.
Who leads it? An in-house champion plus a certification partner, with clear roles and decision rights.
Is the budget scoped? Registration and review fees, energy modelling, commissioning, and the consulting effort.
